Notice of Meeting and Public Hearing of the Town Of Ramapo Zoning Board of Appeals - February 4 @ 6:45 PM via Zoom
LEGAL NOTICE
NOTICE IS HEREBY GIVEN THAT a remote Meeting will be held by the Zoning Board of Appeals of the Town of Ramapo on Thursday, February 4, 2021 at 6:45 p.m., or as soon thereafter as all matters can be heard at Ramapo Town Hall, 237 Route 59, Suffern, New York. The remote Meeting will be held via the ZOOM platform as Governor Cuomo's Executive Orders allows. The public will be able to watch or listen to the Meeting, which will be recorded, and a transcript will be available later. Minutes of actions taken at the meeting will be filed in the Town Clerk's office as soon as possible. As in-person attendance by board members, applicants and interested members of the public is not permitted because of the COVID-19 Executive Orders issued by the Governor, the procedure for those wishing to participate via ZOOM in the scheduled Public Hearings below will be timely posted on the Town website at WWW.RAMAPO.ORG.
If you wish to speak at the Public Hearing, please send your name, address, and email address to Corryp@ramapo.org. Please include the application that you wish to speak on no later than 5:00 p.m., prior to the Zoning Board Meeting.

Application # 4913: Ellish Parkway, LLC, 224 Aria Road, Toms River, New Jersey, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of an addition to a three family dwelling with three accessory apartments, which will have less than the required lot area, front setback, total side setback, front yard and greater than permitted development coverage. A variance will also be required from Section 280 (a), in that the lot does not have the required frontage on a public road. The property in question is: 24 Ellish Parkway, Spring Valley, New York, located on the west side of Ellish Parkway, approximately 95 feet north from the intersection of Howard Drive, which is known and designated on the Ramapo Tax Map as Section 49.20.4-22.3 in an R-15C zone.
Application # 4915: Areyh Margulies, 1 Rose Garden Way, # 202 Monsey, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two family dwelling, which will have greater than permitted floor area ratio. The property in question is: 81 Remsen Avenue, Monsey, New York, located on the west side of Remsen Avenue, approximately 800 feet north from the intersection of Route 59, which is known and designated on the Ramapo Tax Map as Section 56.10-2-17.2 in an R-15A zone.
Application # 4916: Tzvie Leifer, 6 Laurie Lane, Monsey, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of an addition to a single family dwelling, which will have less than the required side setback and total side setback. The property in question is: 6 Laurie Lane, Monsey, New York, located on the north side of Laurie Lane, approximately 200 feet west from the intersection of West Maple Avenue, which is known and designated on the Ramapo Tax Map as Section 49.15-3-63 in an R-15 zone.
Application # 4917: 62-64 Bates, LLC, Monsey, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of an addition to a single family dwelling, which will have less than the required side setback, total side setback, rear setback and greater than permitted floor area ratio. The property in question is: 62-64 Bates Drive, Monsey, New York, located on the east side of Bates Drive, approximately 150 feet north from the intersection of Horton Drive, which is known and designated on the Ramapo Tax Map as Section 56.10-4-22 in an R-15MR zone.
Application # 4918: Aryeh Gelles, 4 Spring Rock Road, Spring Valley, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a single family dwelling, which will have less than the required rear setback and rear setback to deck. The property in question is: 5 Spruce Road, Monsey, New York, located on the south side of Spruce Road, approximately 215 feet west from the intersection of Winesap Lane, which is known and designated on the Ramapo Tax Map as Section 49.07-1-57 in an R-40 zone.
Application # 4919: Robert Romanowski, P.O. Box 312, Monsey, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two lot subdivision, consisting of a three family dwelling with one accessory apartment on each lot, which will have less than the required lot area, lot width, street frontage and greater than permitted development coverage. A variance is also required from Section 376-52C, in that the fence or wall more than six (6) feet in height must be setback from the lot line of a distance to 2/3 its height. The property in question is: 183 Maple Avenue, Monsey, New York, located on the south side of Maple Avenue, approximately 314 feet east from the intersection of Monsey Boulevard, which is known and designated on the Ramapo Tax Map as Section 56.08-4-4 in an R-15C zone.
