Planning Board Meeting August 19, 2024 at 7:30 pm - IN-PERSON ONLY!!!

NOTICE IS HEREBY GIVEN THAT the Planning Board of the Town of Ramapo will hold a meeting at Ramapo Town Hall, 237 Route 59, Suffern, NY on Monday, August 19, 2024 at 7:30pm.

Planning Board members will attend in-person. Until further notice, applicants, their representatives, and interested members of the public must also attend the meeting in-person.  Written comment on matters on the agenda for a public hearing may be submitted to the Planning Board Secretary by mail or email, but must be received no later than 4:00 PM on the date of the hearing.  The Planning Board will open public hearings on the following application(s) at 7:30 pm, or as soon thereafter as the matter can be heard, for the purpose of allowing the public to be heard on those matters, and the hearing may thereafter be closed or continued. Links to files containing the application and supporting documents are available on the Town website using the meeting agenda posted on the Town website. The application file is also available for review in the Building Department at Town Hall during normal business hours.

  1. Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA) and Sketch Plat with respect to an application of Hatzoloh EMS, Inc., 19 Grove Street, Monsey, NY 10952, for approval of a subdivision plan entitled “Ladentown Road Hatzoloh EMS, Inc”, proposing a two-lot subdivision of the 3.3-acre site for purposes of conveyance from the existing office condominium to Hatzoloh for use of previously approved ambulance garage and offices. The property in question is located at 1540 Route 202, Pomona, NY on the north side of Route 202, approximately 0 feet southwest of Ladentown Road, which is known and designated on the Ramapo Tax Map as Section, Block, Lot 33.05-2-4 and is located in an PO Zone. The Planning Board classified the proposed action as an Unlisted SEQRA Action on June 25, 2024, and a coordinated review was initiated on June 28, 2024.  Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.

Application of Fountainview at College Road, 2000 Fountainvew Drive, Monsey, NY 10952, for Final Site Plan approval of a site development plan entitled “Fountainview at College Road” for a project entitled “Fountainview at College Road Nursing Facility”, proposing a 120-unit skilled nursing facility on the 8.3-acre site with access from 2000 Fountainview Drive(aka 1101-4318 Fountainview Drive) via easements. The property in question is located at 11 College Road, Suffern, NY on the west side of College Road, approximately 920 feet south of Olympia Lane, is designated on the Ramapo Tax Map as Section, Block, Lot 56.09-1-4.2, and is located in an RSH Zone.  On March 13, 2024, the Ramapo Town Board approved the Special Use permit. On October 17, 2023, the Planning Board classified the proposed action as an Unlisted SEQRA Action, determined that preparation of an environmental impact statement was not required, and that a SEQRA negative declaration would be issued.

Application of Fountainview at College Road, 2000 Fountainvew Drive, Monsey, NY 10952, for Amended Final Site Plan approval of a site development plan entitled “Fountainview at College Road”, for a project entitled “Fountainvew at College Road Congregate Care” proposing an amended site plan of the 10.3-acre site which will provide easements for roadway access, access to utilities limited parking and secondary fire access to 11 College Road. The property in question is located at 2000 Fountainview Road (aka 1101-4318 Fountainview Drive) Suffern, NY on the west side of College Road, approximately 0 feet north of Route 287, is designated on the Ramapo Tax Map as Section, Block, Lot 56.09-1-5, and is located in an RSH Zone.  On March 13, 2024, the Ramapo Town Board approved the Special Use permit. On October 17, 2023, the Planning Board classified the proposed action as an Unlisted SEQRA Action, determined that preparation of an environmental impact statement was not required, and that a SEQRA negative declaration would be issued.

Application of Connectivity Systems, LLC, 241 Viola Road, Monsey, NY 10952, for Final Site Plan Approval with respect to an application of a site development plan entitled “Revised Hearthstone Village Site Plan”, proposing an expansion of the building footprint of Building “D” on the 6.65-acre site. The property is located at 146 Route 59, Monsey, NY on the north side of NYS Route 59 approximately 0 feet west of Augusta Avenue, is designated on the Ramapo Tax Map as Section, Block, Lot 56.11-3-53.6, and is located in an MU-1 Zone.Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.
