LEGAL NOTICE
NOTICE IS HEREBY GIVEN THAT the Planning Board of the Town of Ramapo will meet in-person on Tuesday, August 30, 2022 at 8:00pm at Ramapo Town Hall, 237 Route 59, Suffern, New York, 10901, and will open public hearings on the following application(s) at 8:00 pm, or as soon thereafter as the matter can be heard, for the purpose of allowing the public to be heard on those applications.
After providing opportunity for those present and wishing to be heard to address the Planning Board, the Board will determine whether a Public Hearing should be closed or continued. Links to files containing the application and supporting documents are available on the Town website using the posted meeting agenda. Application files may be updated before the public hearing is opened to include applicant submissions and agency reviews received on or before the date of the hearing.
PLEASE NOTE that the Board is meeting in-person; applicants and their representatives, and interested persons who wish to be heard on an application, must be present in-person. The meeting will not be livestreamed. Written comments may be submitted to the Planning Board Secretary by regular mail, email, or fax, but must be received by the Secretary before 4:00 PM on the day of the hearing.
1. Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA) with respect to an application of Wayne and Theresa Davis, 120 Route 17 N, Sloatsburg, New York 10974 for approval of a site development plan entitled “120 Route 17 N. Building Addition”, project entitled Davis Sport Shop, proposing an addition to an existing commercial building. The property in question is a 1.23-acre lot at 120 Route 17 North, Sloatsburg, New York, 10974 on the North side of Route 17, approximately 3,000 feet East of Sterling Mine Road. It is identified on the Ramapo Tax Map as Section, Block, Lot 39.17-1-2 and is located in a CS Zoning District. The Planning Board classified the proposed action as an Unlisted SEQRA action on June 14, 2022, and a coordinated review was initiated on July 5, 2022. Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.
2. Re-Affirm prior negative determination on potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA), and consider action on an Amended Final Site Plan with respect to an application of Connectivity Systems, LLC, 241 Viola Road, Monsey, New York, 10965, requesting approval of an amended site development plan entitled “Hearthstone Village”. The proposed amendments would include, but are not limited to, increased floor area in Buildings A and D, changes to various site improvements, and amendment of the parking required for a mixed-used development, The property in question is a 6.5067-acre lot at 146 Route 59, Monsey, New York 10952 on the North side of Route 59, approximately 0 feet West of Augusta Avenue. It is identified on the Ramapo Tax Map as Section, Block, Lot 56.11-3-53.6 and is located in a MU-1 Zoning District. Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.
3. Application of Suez Water New York, Inc., 162 Old Mill Road, West Nyack, New York 10994, for Final Site Plan Approval of a site plan entitled “PFAS Compliance for Groundwater Wells Project B – Viola Wells Nos. 28 and 106”, consisting of construction of a new building to house equipment for PFAS treatment on the 8.34 acre site. The property in question is located at 141 College Road, Suffern, New York, 10901 on the West side of College Road, approximately 300 feet Southeast of Rockland Community College Technology Center, and is known and designated on the Ramapo Tax Map as Section, Block, Lots 49.10-1-26. The property is partially in a R-40 zoning district, and partially in a R-50 zoning district. On December 7, 2021 the Planning Board classified the proposed action as an Unlisted SEQRA Action, determined that preparation of an environmental impact statement was not required and a SEQRA negative declaration was thereafter issued.
4. Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA), and consideration of Sketch Plat Approval with respect to an application of Good Step 6, LLC, 8 Francis Place, Monsey, New York 10952 for approval of a subdivision development plan entitled “50 Park Lane”, proposing a two-lot subdivision with a three-family dwelling with three accessory apartments on each lot; the buildings will be semi-attached. The property in question is a .54-acre lot at 50 Park Lane, Monsey, New York, 10952 on the West side of Park Lane, approximately 84 feet South of Sunrise Drive. It is identified on the Ramapo Tax Map as Section, Block, Lot 56.08-4-31 and is located in a R-15C Zoning District. The Planning Board classified the proposed action as an Unlisted SEQRA action on June 14, 2022, and a coordinated review was initiated on July 5, 2022. 5. Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA), Site Plan and Special Permit Discussion with respect to an application of Trodale Developers, 1 Executive Boulevard, Suite 101, Suffern, NY 10901, for approval of a special permit and site development plan entitled “211-217 N. Pascack Road”, showing a new school. The existing dwellings and driveway are to be removed. The property in question is a 1.887-acre lot at 211-217 N. Pascack Road, Spring Valley, New York, 10977 on the West side of N Pascack Road, approximately 0 feet North of Sinclair Court. It is identified on the Ramapo Tax Map as Section, Block, Lot 50.19-1-22 & 23 and is located in a R-15 Zoning District. The Planning Board classified the proposed action as an Unlisted SEQRA Action on June 14, 2022, and a coordinated review was initiated on July 5, 2022.
