Planning Board Meeting February 27, 2024 at 8:00 pm - IN-PERSON ONLY!!!

NOTICE IS HEREBY GIVEN THAT the Planning Board of the Town of Ramapo will hold a meeting at Ramapo Town Hall, 237 Route 59, Suffern, NY on Tuesday, February 27, 2024 at 8:00pm.

Planning Board members will attend in-person. Until further notice, applicants, their representatives, and interested members of the public must also attend the meeting in-person.  Written comment on matters on the agenda for a public hearing may be submitted to the Planning Board Secretary by mail or email, but must be received no later than 4:00 PM on the date of the hearing.  The Planning Board will open public hearings on the following application(s) at 8:00 pm, or as soon thereafter as the matter can be heard, for the purpose of allowing the public to be heard on those matters, and the hearing may thereafter be closed or continued. Links to files containing the application and supporting documents are available on the Town website using the meeting agenda posted on the Town website. The application file is also available for review in the Building Department at Town Hall during normal business hours.

  1. Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA), Site Plan Discussion and Sketch Plat Approval, with respect to an application of Sapphire Ventures LLC, 681 Chestnut Ridge Road, Chestnut Ridge, NY 10977 of a subdivision plan entitled “37 Vincent Road”, proposing a two-lot subdivision of the approximately 0.575-acre site, with a three-family dwelling plus three accessory apartments on one lot, and a two-family dwelling on the other lot. The existing dwelling and driveway will be removed. The project involves approximately 0.61-acres of disturbance, including work in the right-of way. The property is located at 37 Vincent Road, Spring Valley on the west side of Vincent Road approximately 0 feet east of Suzanne Drive, is designated on the Ramapo Tax Map as Section, Block, Lot 49.20-4-19 and is located in an R-15C Zone. The Planning Board classified the proposed action as an Unlisted SEQRA Action on January 23, 2024, and a coordinated review was initiated on January 25, 2024. Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.

Application of K’hal Torah Utifela, Inc., 19 Trailside Place, New City, NY 10956, for Final Site Plan approval of a site development plan entitled “Khal Torah Utifela Inc.”, proposing an addition to existing single-family dwelling and converting it to a local house of worship. The property in question is located at 19 Trailside Place, New City, NY on the East side of Trailside Place, approximately 466 feet South of Wagon Wheel Drive, is designated on the Ramapo Tax Map as Section, Block, Lot 42.12-1-9 and is located in an R-35 Zone.  On September 12, 2023, the Planning Board classified the proposed action as an Unlisted SEQRA Action, determined that preparation of an environmental impact statement was not required, and that a SEQRA negative declaration would be issued.
