Planning Board Meeting July 22, 2024 at 7:30 pm - IN-PERSON ONLY!!! - ADJOURNED FROM 7/9/2024

NOTICE IS HEREBY GIVEN THAT the Planning Board of the Town of Ramapo will hold a meeting at Ramapo Town Hall, 237 Route 59, Suffern, NY on Tuesday, July 9, 2024 at 7:30pm.

Planning Board members will attend in-person. Until further notice, applicants, their representatives, and interested members of the public must also attend the meeting in-person.  Written comment on matters on the agenda for a public hearing may be submitted to the Planning Board Secretary by mail or email, but must be received no later than 4:00 PM on the date of the hearing.  The Planning Board will open public hearings on the following application(s) at 7:30 pm, or as soon thereafter as the matter can be heard, for the purpose of allowing the public to be heard on those matters, and the hearing may thereafter be closed or continued. Links to files containing the application and supporting documents are available on the Town website using the meeting agenda posted on the Town website. The application file is also available for review in the Building Department at Town Hall during normal business hours.

 

  1. Application of Avrohom Rottenberg, 3 Elliot Court, Unit 103, Monsey, NY 10952, for Final Site Plan approval of a site development plan entitled “49 Forshay Road”, for a project entitled “Bais Hamedrish Netzach Yisroel”, proposing an addition to the existing house of worship and rabbi’s residence to include a Mikvahin the basement, an expanded worship hall, offices and bathrooms on the main floor, an expanded mezzanine, and additional parking on the 1.01-acre site. The property in question is located at 49 Forshay Road, Monsey, NY on the West side of Forshay Road, approximately 0 feet South of Orchard Hill Road, is designated on the Ramapo Tax Map as Section, Block, Lot 41.18-2-11 and is located in an R-35 Zone.  On August 8, 2023, the Planning Board classified the proposed action as an Unlisted SEQRA Action, determined that preparation of an environmental impact statement was not required, and that a SEQRA negative declaration would be issued.
  1. Application of Sapphire Ventures LLC, 681 Chestnut Ridge Road, Chestnut Ridge, New York 10977, for Final Site Plan and Final Subdivision approval of a subdivision plan entitled “37 Vincent Road”, proposing a two-lot subdivision of the 0.56-acre site, with a two-family dwelling on lot #1 and a three family dwelling plus three accessory apartments on lot#2. The property in question is located at 37 Vincent Road, Spring Valley, NY on the West side of Vincent Road, approximately 0 feet East of Suzanne Drive, is designated on the Ramapo Tax Map as Section, Block, Lot 49.20-4-19 and is located in an R-15C Zone.  On February 27, 2024, the Planning Board classified the proposed action as an Unlisted Action, determined that preparation of an environmental impact statement was not required, and that a SEQRA negative declaration would be issued.
  1. Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA) with respect to an application of Menachem Davidson, 73 Blauvelt Road, Monsey, NY 10952, for approval of a site development plan entitled “21 Northbrook Road”, proposing an additional curb cut for the development of two attached townhouses. The property in question is located at 21 Northbrook Road, Spring Valley, NY on the West side of Northbrook Road, approximately 100 feet North of Merrick Lane, which is known and designated on the Ramapo Tax Map as Section, Block, Lot 50.19-2-32 and is located in an R-15 Zone.  Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.
