LEGAL NOTICE
NOTICE IS HEREBY GIVEN THAT the Planning Board of the Town of Ramapo will meet in-person on Tuesday, July 12, 2022 at 8:00pm at Ramapo Town Hall, 237 Route 59, Suffern, New York, 10901, and will open public hearings on the following application(s) at 8:00 pm, or as soon thereafter as the matter can be heard, for the purpose of allowing the public to be heard on those applications.
After providing opportunity for those present and wishing to be heard to address the Planning Board, the Board will determine whether a Public Hearing should be closed or continued. Links to files containing the application and supporting documents are available on the Town website using the posted meeting agenda. Application files may be updated before the public hearing is opened to include applicant submissions and agency reviews received on or before the date of the hearing.
1. Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA) with respect to an application of Dayman Holdings LLC, 46 Main Street, Ste. 128, Monsey, New York 10952 for approval of a site development plan entitled “7 Fred Eller”, proposing two curb cuts. The property in question is a 0.26-acre lot at 7 Fred Eller Drive, Monsey, New York, 10952 on the South side of Fred Eller Drive, approximately 250 feet Summit Avenue. It is identified on the Ramapo Tax Map as Section, Block, Lot 56.15-3-19 and is located in a R-15A Zoning District. Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.
2. Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA) with respect to an
application of Twelve Elaine LLC, 12 Elaine Place, Unit 201, Spring Valley, New York 10977 for approval of a site development plan entitled “114 Decatur”, proposing two curb cuts. The property in question is a 0.21-acre lot at 114 Decatur Avenue, Spring Valley, New York, 10977 on the East side of Decatur Avenue, approximately 0 feet South of First Street. It is identified on the Ramapo Tax Map as Section, Block, Lot 57.05-1-47 and is located in a R-15C Zoning District. Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.
3. Application of United Talmudical Academy of Monsey, Inc., 520 Chestnut Ridge Road, Spring Valley, New York 10977, for Final Amended Site Plan Approval of a site plan entitled “United Talmudical Academy of Monsey Inc (at 415 Viola Road)”, consisting of renovations and a two-story addition to existing school on a 5.66-acre site. The property in question is located at 415 Viola Road, Spring Valley, New York 10977 on the South side of Viola Road, approximately 517 feet West of Kakiat Court, which is known and designated on the Ramapo Tax Map as Section, Block, Lot 49.12-2-52.12 in an R-25 Zone. On December 7, 2021 the Planning Board classified the proposed action as Type 1 Action, determined that preparation of an environmental impact statement was not required and that a SEQRA negative declaration would be issued.
4. Application of Cong Tzemach Tzedek Monsey Inc., 2 Langeries Drive, Monsey, New York 10952, for Final Amended Site Plan Approval of a site plan entitled “Cong Tzemach Tzedek Monsey Inc”, consisting of an addition to an existing House of Worship on a 1.77-acre site. The property in question is located at 2 Langeries Drive, Monsey, New York 10952 on the North side of Langeries Drive, approximately 0 feet East of Route 306, which is known and designated on the Ramapo Tax Map as Section, Block, Lot 49.12-2-40.1 in an R-25 Zone. On January 25, 2022, the Planning Board classified the proposed action as an Unlisted SEQRA Action, determined that preparation of an environmental impact statement was not required and that a SEQRA negative declaration would be issued.
5. Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA) and Site Plan Discussion with respect to an application of Monsey Center LLC, 4709 13 Avenue, Brooklyn, New York 11219 for approval of a site development plan entitled “Monsey Center LLC”, showing a new three-story building consisting of retail space. The property in question is a 1.04-acre lot at 109 Route 59, Monsey, New York, 10952 on the South side of Route 59, approximately 0 feet East of Saddle River Road. It is identified on the Ramapo Tax Map as Section, Block, Lot 56.15-2-13, 13.1, 13.2 & 14 and is located in a R-15A Zoning District. The Planning Board classified the proposed action as an Unlisted SEQRA Action on May 24, 2022, and a coordinated review was initiated on June 3, 2022. Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.
