Planning Board Meeting July 30, 2024 at 7:30 pm - IN-PERSON ONLY!!!

NOTICE IS HEREBY GIVEN THAT the Planning Board of the Town of Ramapo will hold a meeting at Ramapo Town Hall, 237 Route 59, Suffern, NY on Tuesday, July 30, 2024 at 7:30pm.

Planning Board members will attend in-person. Until further notice, applicants, their representatives, and interested members of the public must also attend the meeting in-person.  Written comment on matters on the agenda for a public hearing may be submitted to the Planning Board Secretary by mail or email, but must be received no later than 4:00 PM on the date of the hearing.  The Planning Board will open public hearings on the following application(s) at 7:30 pm, or as soon thereafter as the matter can be heard, for the purpose of allowing the public to be heard on those matters, and the hearing may thereafter be closed or continued. Links to files containing the application and supporting documents are available on the Town website using the meeting agenda posted on the Town website. The application file is also available for review in the Building Department at Town Hall during normal business hours.

  1. Application of Yekusial Flohr, PO Box 552, Monsey, NY 10952, for Final Subdivision approval of a subdivision plan entitled “Dykstra’s Estates”, proposing an to subdivide the 2.46-acre side into 7-lots, with a two-family residence plus one accessory apartment on 6 lots and a single-family residence on lot 7. The property in question is located at 41, 43 & 45 Old Nyack Turnpike, Monsey, New York on the south side of Old Nyack Turnpike, approximately 850 feet east of Saddle River Road, is designated on the Ramapo Tax Map as Section, Block, Lots 56.20-3-56, 57 & 58 and is located in an R-15A Zone.  On December 19, 2023, the Planning Board classified the proposed action as a Type 1 SEQRA Action, determined that preparation of an environmental impact statement was not required, and that a SEQRA negative declaration would be issued.
  1. Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA) and Sketch Plat Approval with respect to an application of Lisa Wilkie, 10904 Gillette Avenue, Tampa, Floria, 33617, for approval of a subdivision plan entitled “Ramapo Living Estates”, proposing an 8-lot subdivision of the 3.058-acre site with a single-family dwelling on each new lot. The property in question is located at 37 College Road, Monsey, New York on the west side of College Road, approximately 262 feet north of Olympia Lane, which is known and designated on the Ramapo Tax Map as Section, Block, Lot 56.05-2-57 and is located in an R-25 Zone. The Planning Board classified the proposed action as a Type 1 SEQRA Action on May 28, 2024, and a coordinated review was initiated on June 7, 2024.  Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.
  1. Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA) and site plan discussion with respect to an application of Rabbi Hanoch Teitelbaum, 93-95 Dykstras Way East, Monsey, New York 10952 for approval of a site development plan entitled “Congregation Tamar of Monsey”, proposing a 3,075sf addition to existing two-family residence with attached neighborhood house of worship on the 0.55-acre site. The property in question is located at 93-95 Dykstras Way East on the east side of Dykstras Way, approximately 2532 feet south of Saddle River Road, which is known and designated on the Ramapo Tax Map as Section, Block, Lot 56.20-3-44 and is located in an R-15A Zone. The Planning Board classified the proposed action as an Unlisted SEQRA Action on May 28, 2024, and a coordinated review was initiated on June 6, 2024.  Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.
  1. Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA) and site plan discussion with respect to an application of Congregation Zichren Yehuda, 89 N. Cole #111, Spring Valley, New York. 10977, for approval of a site development plan entitled “68 Decatur Avenue”, proposing a 3,145sf addition to the existing single-family dwelling and conversion to a local House of Worship on the 0.287-acre site. A new enlarged parking area is also proposed. The property in question is located at 68 Decatur Avenue, Spring Valley, NY on the East side of Decatur Avenue, approximately 125 feet North of Stephen Place, which is known and designated on the Ramapo Tax Map as Section, Block, Lot 57.05-2-47 and is located in an R-15C Zone. The Planning Board classified the proposed action as an Unlisted SEQRA Action on May 14, 2024, and a coordinated review was initiated on May 21, 2024.  Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.
