LEGAL NOTICE


NOTICE IS HEREBY GIVEN THAT the Planning Board of the Town of Ramapo will meet on Tuesday, June 14, 2022 at 8:00pm and will open public hearings on the following application(s) at 8:00 pm, or as soon thereafter as the matter can be heard, for the purpose of allowing the public to be heard on those applications.
It is anticipated that this will be a remote meeting using the Zoom conferencing platform.


The meeting will be convened at Ramapo Town Hall, 237 Route 59, Suffern, NY, but the Board members, applicants and their representatives, and the public will attend the meeting remotely via the Zoom platform, using the instructions below.


At the meeting, the Planning Board will hold Public Hearings on the following application(s). After providing opportunity for those present and wishing to be heard to address the Planning Board, the Board will determine whether a Public Hearing should be closed or continued. Links to files containing the application and supporting documents are available on the Town website using the posted meeting agenda. Application files may be updated before the public hearing is opened to include applicant submissions and agency reviews received on or before the date of the hearing.


PLEASE TAKE FURTHER NOTICE that Executive Order 11.6 currently authorizes public bodies to conduct remote meetings through June 14, 2022. If EO 11.6 is terminated before that date, updated instructions will be posted on the Town of Ramapo website.

1. Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA) and Revised Site Plan Approval with respect to an application of The Monsey Marketplace LLC, 95 Chestnut Ridge Road, Montvale, NJ 07645 for approval of a site development plan entitled Town Square Retail, showing a new two-story building, the reconfiguration of the existing parking lot serving the Town Square shopping center, and an expansion of the warehouse accessory to Evergreen Kosher on the south side of Town Square Mall. The property in question is a 13.44-acre lot at 75 Route 59, Monsey, New York, 10952 on the South side of Route 59, approximately 750 feet East of Route 306. It is identified on the Ramapo Tax Map as Section, Block, Lot 56.16-1-10 and is located in a MU-1 Zoning District. The Planning Board classified the proposed action as an Unlisted SEQRA Action on April 27, 2021, and a coordinated review was initiated on May 4, 2021. Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.


2. Application of Sara Klein, 19 Briarwood Lane, Monsey, New York, 10952, for Final Site Plan Approval of a site plan entitled “19 Briarwood Ln”, consisting of local house of worship with Rabbi Residence, on a 1.15-acre site. The property in question is located at 19 Briarwood Lane, Suffern, New York 10901, on the North side of Briarwood Lane, approximately 2000 feet West of College Road, which is known and designated on the Ramapo Tax Map as Section, Block, Lot 49.13-2-2 in an R-50 Zone. On November 23, 2021, the Planning Board re-affirmed its prior Negative Declaration of July 30, 2019.


3. Re-Affirm SEQRA Determination of August 12, 2014, determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA) and Revised Site Plan discussion with respect to an application of Gershon Bornfreund, PO Box 709, Monsey, New York 10952, for a project entitled Yeshiva Ketana of Monsey, for approval of a site development plan entitled Yeshiva Ketana of Monsey, showing an addition to existing school. The property in question is a 1.7 acre lot in an R-15A Zone. The property in question is located at 88 Grove Street, Monsey, New York, 10952 on the North side of Grove Street, approximately 200 feet West of Treetop Lane, which is designated on the Ramapo Tax Map as Section, Block, Lot 56.11-3-4 & 5. Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.
