Planning Board Meeting June 8, 2021 at 7:30 pm via ZOOM
LEGAL NOTICE
NOTICE IS HEREBY GIVEN THAT a remote Meeting will be held by the Planning Board of the Town of Ramapo on Tuesday, June 8, 2021 at 7:30pm, or as soon thereafter as all matters can be heard. In lieu of a physical meeting at Ramapo Town Hall, 237 Route 59, Suffern, New York, the remote Meeting will be held via the ZOOM platform as Governor Cuomo's Executive Orders allow. The public will be able to watch or listen to or otherwise lawfully participate in the Meeting, which will be recorded, and a transcript will be available later. Minutes of actions taken at the meeting will be filed in the Town Clerk's office as soon as possible. As in-person attendance by board members, applicants and interested members of the public is not permitted because of the COVID-19 Executive Orders issued by the Governor, the procedure for those wishing to watch or listen to the meeting or participate via ZOOM in the scheduled Public Hearings below will be timely posted on the Town website at WWW.RAMAPO.ORG
At the meeting, the Planning Board will hold Public Hearings on the following application(s). Links to files containing the application and supporting documents are available on the Town website using the posted meeting agenda.
Details on the following Agenda items:
1. Application of 35 Coll RD LLC, PO Box 978, Monsey, NY 10952, for Final Site Plan Approval and Special Permit Approval, with respect to a drawing entitled 35 College Road, LLC showing a proposed building on a 1 acre parcel to be used as a school, and used during Shabbos as a shul for approximately fifty members of the congregation on Friday evening, Saturdays and high holidays only. The property in question is located at 35 College Road on the west side of College Road, approximately 163 feet North of Olympia Lane which is known and designated on the Ramapo Tax Map as Section, Block,
Lot 56.05-2-58 in an R-25 zone. The Planning Board classified the proposed action as an Unlisted SEQRA action, determined on November 10, 2020 that preparation of an environmental impact statement was not required and issued a SEQRA negative declaration, which is on file at the Planning Board office.
2. Application of Rosa Templer, 16 Cedar Lane, Monsey, NY 10952, for Final Subdivision Approval, with respect to a drawing entitled 16 Cedar Lane, consisting of a two-lot subdivision with three family dwelling and one accessory unit on each lot, on 0.45 acres. The property in question is located at 16 Cedar Lane on the north side of Cedar Lane, approximately 275 feet West of Crown Road which is known and designated on the Ramapo Tax Map as Section, Block, Lot 49.19-6-3 in an R-15C zone. The Planning Board classified the proposed action as an Unlisted SEQRA action, determined on December 7, 2020 that preparation of an environmental impact statement was not required, and issued a SEQRA negative declaration, which is on file at the Planning Board office.
3. Application of Robert Romanowski, 183 Maple Avenue, Monsey, NY 10952, for Final Subdivision Approval, with respect to a drawing entitled 183 Maple Ave consisting of a two-lot subdivision with three-family dwelling and one accessory unit on each lot, on 0.39 acres. The property in question is located at 183 Maple Avenue on the south side of Maple Avenue, approximately 314 feet East of W Central Monsey Blvd which is known and designated on the Ramapo Tax Map as Section, Block, Lot 56.08-4-4 in an R-15C zone. The Planning Board classified the proposed action as an Unlisted SEQRA action, determined on December 7, 2020 that preparation of an environmental impact statement was not required, and issued a SEQRA negative declaration, which is on file at the Planning Board office.
4. Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA), Site Plan Discussion and Special Permit Discussion with respect to an application of Ari Waldman, 4 Jeffrey Place, Monsey, NY 10952, of a drawing entitled Site Plan for 53-55 Carlton Road showing the proposed conversion of an existing single-family residence to dormitory with caretaker’s residence and proposed building for
new school and dormitory. The property in question is located at 53-55 Carlton Road on the south side of Carlton Road, approximately 300 feet west of West Maple Ave, which is known and designated on the Ramapo Tax Map as Section, Block, Lot 49.18-2-22 and 49.18-2-23, comprising in the aggregate 1.89 acres, and being located in an R-35 Zone. Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.
Subject to the posted procedure, all present at the time the public hearing is called on an application and wishing to address the Planning Board will be heard. Written comments on an application submitted in accordance with the posted procedures will be accepted and considered by the Planning Board as part of the record on that application.
