LEGAL NOTICE


NOTICE IS HEREBY GIVEN THAT the Planning Board of the Town of Ramapo will meet on Tuesday, March 22, 2022 at 8:00pm and will open public hearings on the following application(s) at 8:00 pm, or as soon thereafter as the matter can be heard, for the purpose of allowing the public to be heard on those applications.


The remote meeting will be convened at Ramapo Town Hall, 237 Route 59, Suffern, NY, but the Board members, applicants and their representatives, and the public will attend the meeting remotely via the Zoom platform, using the instructions below.


At the meeting, the Planning Board will hold Public Hearings on the following application(s). After providing opportunity for those present and wishing to be heard to address the Planning Board, the Board will determine whether a Public Hearing should be closed or continued. Links to files containing the application and supporting documents are available on the Town website using the posted meeting agenda.


PLEASE TAKE FURTHER NOTICE that the Executive Order 11.3 extended the current State of Emergency through March 16, 2022. The statutory authority for public bodies to conduct remote meetings will expire when the current State of Emergency expires or is terminated by Executive Order of the Governor. In that event, the Planning Board will give notice on the Town’s website no later than the day of the scheduled meeting that it will meet in-person at Town Hall on that date, and reserves the right to require that applicants and persons wishing to be heard be present in-person, and that persons wishing to enter Town Hall to attend the meeting comply with all applicable federal, state and county health guidance.

1. Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA) and Sketch Plat Approval with respect to an application of Chaskel Landau, 11 Blueberry Hill Road, Monsey, New York 10952 for approval of a subdivision plan entitled “158 & 160 Eckerson Road”. consisting of a four-lot subdivision with a two-family residence on each lot on the 0.94-acre site. The property in question is located at 158 & 160 West Eckerson Road, Monsey, New York 10952 on the South side of W. Eckerson Road approximately 160 feet East of Union Road, is designated on the Ramapo Tax Map as Section, Block, Lot 50.13-3-35 & 36 and is located in a R-15 zone. The Planning Board classified the proposed action as a Type 1 action on January 12, 2021 and a coordinated review was initiated on January 19, 2021. Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.


2. Application of Suez Water New York Inc., 162 Old Mill Road, West Nyack, New York, 10944, for Final Site Plan Approval of a site development plan entitled “Monsey Well 30 PFAS Treatment, Monopole Addition and Tank Replacement”, consisting of installation of a PFAS treatment facility, the demolition of the existing 0.28 million gallon(MG) capacity water storage tank on the property, installation of a new 150 foot freestanding monopole and construction of a new 1.5MG elevated replacement water storage tank on the 1.315 acres site. The property in question is located at 110 Grove Street, Monsey, New York, 10952 on the North side of Grove Street, approximately 560 feet East of Remsen Avenue, is designated on the Ramapo Tax Map as Section, Block, Lot 56.10-3-27, and is located in an R-15A Zone. On August 10, 2021, the Planning Board classified the proposed action as an Unlisted SEQRA action, determined that preparation of an environmental impact statement was not required, and issued a SEQRA negative declaration.


3. Application of Seven Lane Street LLC, 35 West Street, Suite 202, Spring Valley, New York, 10977, for Revised Final Subdivision Approval of a subdivision plan entitled “7 Lane Street” which proposes to add three accessory apartments to the dwelling on Lot 1 of a previously approved 3-lot Subdivision on the 0.64 acres site. The property in question is located at 7 Lane Street, Monsey, New York, 10952 on the East side of Lane Street, approximately 150 feet West of Saddle River Road, is designated on the Ramapo Tax Map as Section, Block, Lot 56.11-2-74, and is located in an R-15C Zone. On October 12, 2021 the Planning Board reaffirmed its prior determination, on March 16, 2016, that preparation of an environmental impact statement was not required and that a SEQRA negative declaration would be issued.


4. Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA), Revised Site Plan Discussion with respect to an application of Dov Teller, 90 Forshay Road, Monsey New York, 10952, for approval of a site development plan entitled “K’hal Tefillah L’Dovid” showing the addition of a Mikvah to an existing Local House of Worship with Rabbi’s residence on the 0.59-acre site. The property in question is located at 90 Forshay Road, Monsey, New York 10952 on the East side of Forshay Road, approximately 0 feet South of Grandview Avenue, is designated on the Ramapo Tax Map as Section, Block, Lot 41.14-2-1 and is located in a R-35 zone. The Planning Board classified the proposed action as an Unlisted SEQRA action on January 25, 2022, and a coordinated review was initiated on February 14, 2022. Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.
