LEGAL NOTICE
NOTICE IS HEREBY GIVEN THAT the Planning Board of the Town of Ramapo will meet on Tuesday, May 24, 2022 at 8:00pm and will open public hearings on the following application(s) at 8:00 pm, or as soon thereafter as the matter can be heard, for the purpose of allowing the public to be heard on those applications.
It is anticipated that this will be a remote meeting using the Zoom conferencing platform.
The meeting will be convened at Ramapo Town Hall, 237 Route 59, Suffern, NY, but the Board members, applicants and their representatives, and the public will attend the meeting remotely via the Zoom platform, using the instructions below.
At the meeting, the Planning Board will hold Public Hearings on the following application(s). After providing opportunity for those present and wishing to be heard to address the Planning Board, the Board will determine whether a Public Hearing should be closed or continued. Links to files containing the application and supporting documents are available on the Town website using the posted meeting agenda. Application files may be updated before the public hearing is opened to include applicant submissions and agency reviews received on or before the date of the hearing.
PLEASE TAKE FURTHER NOTICE that the current statutory authority for public bodies to conduct remote meetings will expire on or before June 8, 2022.

1. Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA), Site Plan and Special Permit Discussion with respect to an application of Yeshiva Shefa Chaim, 104 Highview Road, Suffern, New York 10901, for approval of a site development plan entitled “Yeshiva Shefa Chaim – at 104 Highview”, showing a new school on the 1.50-acre site, with the existing single-family residence to be used as a caretaker’s residence. The property in question is located at 104 Highview Road, Suffern, New York, 10901 on the North side of Highview Road approximately 150 feet East of Carlton Road, is designated on the Ramapo Tax Map as Section, Block, Lot 49.17-2-69 and is located in a R-35 zone. The Planning Board classified the proposed action as an Unlisted SEQRA action on January 11, 2022 and a coordinated review was initiated on January 20, 2022. Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.
2. Application of Congregation Adas Chasidim Inc., 106 Bates Drive, Monsey, New York, 10952, for Final Site Plan Approval of a site plan entitled “Congregation Adas Chasidem Inc. -106 Bates Drive”, consisting of an addition to a semi-attached single-family dwelling consisting of a House of worship and mikvah, with the existing dwelling to be used as the Rabbi’s residence, on a 0.309-acre site. The property in question is located at 106
Bates Drive, Monsey, New York 10952, on the East side of Bates Drive, approximately 600 feet North of Horton Drive, which is known and designated on the Ramapo Tax Map as Section, Block, Lot 56.10-4-17 in an R-15-MR Zone. On August 10, 2021, the Planning Board re-affirmed their prior Negative Declaration of July 9, 2019.
3. Application of Bnei Yakov Yosef of Monsey, 23 Union Road, Spring Valley, New York, 10977, for Final Site Plan and Special Permit Approval of a site development plan entitled “203-205 West Maple Avenue” which proposes a new school on 2.4 acres. The property in question is located at 203-205 West Maple Avenue, Monsey, New York, 10952 on the West side of W. Maple Avenue, approximately 140 feet South of Thomas Court, is designated on the Ramapo Tax Map as Section, Block, Lot 49.10-1-22 & 23, and is located in an R-40 Zone. On November 9, 2021 the Planning Board classified the proposed action as Type 1 Action, determined that preparation of an environmental impact statement was not required and that a SEQRA negative declaration would be issued.
