Planning Board Meeting May 28, 2024 at 8:00 pm - IN-PERSON ONLY!!!

NOTICE IS HEREBY GIVEN THAT the Planning Board of the Town of Ramapo will hold a meeting at Ramapo Town Hall, 237 Route 59, Suffern, NY on Tuesday, May 28, 2024 at 8:00pm.


Planning Board members will attend in-person. Until further notice, applicants, their representatives, and interested members of the public must also attend the meeting in-person. Written comment on matters on the agenda for a public hearing may be submitted to the Planning Board Secretary by mail or email, but must be received no later than 4:00 PM on the date of the hearing. The Planning Board will open public hearings on the following application(s) at 8:00 pm, or as soon thereafter as the matter can be heard, for the purpose of allowing the public to be heard on those matters, and the hearing may thereafter be closed or continued. Links to files containing the application and supporting documents are available on the Town website using the meeting agenda posted on the Town website. The application file is also available for review in the Building Department at Town Hall during normal business hours.


1. Application of 62 Hempstead LLC and 64 Hempstead LLC, 1 Larissa Court, Airmont, NY 10952, for Final Site Plan and Final subdivision approval of a subdivision plan entitled “62-64 Hempstead Road”, proposing a four-lot subdivision of a 0.99-acre site with a single-family dwelling on each lot. Existing residences and driveways will be removed. The property in question is located at 62 and 64 Hempstead Road, Spring Valley, NY on the East side of Hempstead Road, approximately 313 feet North of Williams Avenue, is designated on the Ramapo Tax Map as Section, Block, Lot 50.10-2-91 & 92 and is located in an R-15 Zone. On January 9, 2024, the Planning Board classified the proposed action as a Type 1 SEQRA Action, determined that preparation of an environmental impact statement was not required, and that a SEQRA negative declaration would be issued.


2. Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA) and Site Plan Discussion with respect to an application of Pinchus Schlesinger, 144 Remsen Avenue, Monsey, NY 10952, for approval of a site development plan entitled “13 Garden Terrace”, proposing conversion of existing semi-attached single-family dwelling to a house of worship with Rabbi’s residence. The property in question is located at 13 Garden Terrace, Monsey, NY on the West side of Garden Terrace, approximately 270 feet South of Viola Road, which is known and designated on the Ramapo Tax Map as Section, Block, Lot 49.12-2-52.11-7102 and is located in an MR-8 Zone. Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.


3. Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA), with respect to an application of Zev Landau, 9 Rose Garden Way, Unit 201, Monsey NY 10952, of a subdivision plan entitled “11 & 15 Johanna”, proposing a lot-line shift increasing the size of 11 Joanna Lane and decreasing the size of 15 Johanna Lane. The properties in question are located at 11 & 15 Johanna Lane on the south side of Johanna Lane, approximately 211 feet east of Roberts Road, is designated on the Ramapo Tax Map as Section, Block, Lots 56.15-1-23 & 24, and is located in an R-15 Zone. Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.
