LEGAL NOTICE

 

NOTICE IS HEREBY GIVEN THAT a public hearing will be held  in person,by the Zoning Board of Appeals of the Town of Ramapo on Thursday, April 3, 2025, at 7:15 p.m., or as soon thereafter as possible, at Ramapo Town Hall, 237 Route 59, Suffern, New York on the following matters:    

 

Application # 25-141: Bnei Yechiel, 8 Truman Avenue, Spring Valley, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a three family dwelling with three accessory apartments, which will have less than the required front yard, front setback, side setback, rear setback, rear setback to deck and greater than permitted development coverage. A variance will be required from Section 376-65B for accessory unit entrances in front of the principal dwelling. A variance will also be required from Section 376-65C for accessory units greater than 1,500sf and greater than 50% of the principle structure. The property in question is: 57 Decatur Avenue, Spring Valley, New York, located on the west side of Decatur Avenue, approximately 0 feet south from the intersection of Stephens Place, which is known and designated on the Ramapo Tax map as Section 57.09-1-6 in an R-15C zone. 

Application # 25-172: Chaskel Landau, 11 Blueberry Hill Road, Spring Valley, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two family dwelling, which will have less than the required lot area, lot width, front setback, front yard, side setback, total side setback, rear setback, street frontage and greater than permitted development coverage and floor area ratio. A variance will be required from 280a in that there is no street frontage on a public road. The property in question is: 158 West Eckerson Road, Spring Valley, New York, located on the south side of West Eckerson Road, 114 feet east from the intersection of Union Road, which are known and designated on the Ramapo Tax map as Section 50.13-3-35.4 in an R-15 zone. 

Application # 25-173: Shloime Rand, 9 Cedar Lane, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two family dwelling, which will have less than the required lot area, lot width, front setback, front yard, side setback to concrete steps, side setback to house, total side setback, rear setback, street frontage, rear setback to deck, total side setback to house and greater than permitted development coverage and floor area ratio. The property in question is: 54 Hempstead Road, Spring Valley, New York, located on the east side of Hempstead Road, approximately 75 feet north from the intersection of Williams Avenue, which is known and designated on the Ramapo Tax map as Section 50.10-2-87  in an R-15 zone.

Application # 25-174: Israel Taubenfeld, 15 Allan Drive, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a five-lot subdivision with a single-family dwelling on each lot, which will have less than the required lot area, lot width and street frontage. The existing structures on the lots will be demolished.The Town of Ramapo Planning Board issued a Negative Declaration for the project pursuant to the State Environmental Quality Review Act (SEQRA) for the Type 1 Action on October 31, 2023. The property in question is: 46 & 48 West Hickory Street, Spring Valley, New York, located on the south side of West Hickory Street, approximately 346 feet east from the intersection of Brook Street, which is known and designated on the Ramapo Tax map as Section 50.13-4-53 & 50.13-4-54 in an R-15 zone.
