Application # 22-273: 30 Ellish Parkway Trust by Berel Karniol, 1 Executive Boulevard, Suffern, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of stairs located in the rear of the property and front deck to a proposed three family dwelling with three accessory apartments, which will have less than the required front setback (Private Road), front yard (Private Road) and rear setback (stairs). The property in question is: 30 Ellish Parkway, Spring Valley, New York, located on the north side of Ellish Parkway, approximately 100 feet east from the intersection of Vincent Road, which is known and designated on the Ramapo Tax map as Section 50.17-1-51.1 in an R-15C zone.

The property in question is: 30 Ellish Parkway, Spring Valley, New York, located on the north side of Ellish Parkway, approximately 100 feet east from the intersection of Vincent Road, which is known and designated on the Ramapo Tax map as Section 50.17-1-51.2 in an R-15C zone.

Application # 22-281: David Berger, 8 S. Remsen Street, Monsey, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a six-family dwelling, which will have less than the required side lot area, lot width, side setback, total side setback, side yard, rear setback, street frontage and greater than permitted floor area ratio. The property in question is: 8 S. Remsen Street, Monsey, New York, located on the west side of S. Remsen Street, approximately 120 feet south from the intersection of NY Route 59, which is known and designated on the Ramapo Tax Map as Section 56.14-3-3 in an MR-12 zone.

Application # 22-282: Blauvelt Empire, LLC. 8 Rovna Court, #203, Monroe, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a Three family dwelling with three accessory apartments (under construction), which will have less than the required side setback (window well) and total side setback (window well). A variance will be required from Section 376-65C, which will have greater than permitted apartment size and cannot exceed fifty (50%) percent of the principal structure. A variance will be required from Section 376-65D, in that the location of the accessory dwelling unit cannot extend beyond the footprint of the principal structure. A variance will also be required from Section 376-52C, in that a fence or wall more than six (6) feet in height must be setback from the lot line a distance to 2/3 its height.
The property in question is: 102 Blauvelt Road, Monsey, New York, located on the east side of Blauvelt Road, approximately 140 feet south from the intersection of Cameo Ridge Road, which is known and designated on the Ramapo Tax map as Section 56.07-4-48 in an R-15C zone.

Application # 22-283: Hammond Luxury Living, LLC, 1170 Route 17M, Suite #3, Chester, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two-family dwelling (under construction), with the addition one accessory apartment, which will have greater than permitted building height, development coverage and floor area ratio. The property in question is: 8 Hammond Street, Monsey, New York, located on the west side of Hammond Street, approximately 152 feet north from the intersection of Old Nyack Turnpike, which is known and designated on the Ramapo Tax map as Section 56.16-2-10.1 in an R-15A zone.

Application # 22-284: Hammond Luxury Living, LLC, 1170 Route 17M, Suite #3, Chester, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of two-family dwelling (under construction), with the addition one accessory apartment, which will have greater than permitted building height, development coverage and floor area ratio. The property in question is: 14 Hammond Street, Monsey, New York, located on the west side of Hammond Street, approximately 152 feet north from the intersection of Old Nyack Turnpike, which is known and designated on the Ramapo Tax map as Section 56.16-2-10.2 in an R-15A zone.

Application # 22-285: 201 Blauvelt, LLC, 7 Cardinal Lane, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a three-family dwelling three accessory apartments (under construction), which will have less than the required side setback. A variance will be required from section 376-65B, in which the access entrance should be located on the side/rear of the building. A variance will be required from Section 376-65C, which will have greater than permitted apartment size and cannot exceed fifty (50%) percent of the principal structure. A variance will be required from Section 376-65D, in that the location of the accessory dwelling unit cannot extend beyond the footprint of the principal structure. A variance will also be required from Section 376-65G(3), in that a three-family residence not constructed townhouse style are permitted only one accessory apartment. The property in question is: 201 Blauvelt Road, Monsey, New York, located on the west side of Blauvelt Road, approximately 150 feet west from the intersection of Cedar Lane, which is known and designated on the Ramapo Tax map as Section 49.19-6-41 in an R-15C zone.

Application # 22-286: 5 Pinewood, LLC, 5 Pinewood Drive, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a single-family dwelling, which will have less than the required front setback, front yard and rear setback (deck). The property in question is: 5 Pinewood Drive, Monsey, New York, located on the east side of Pinewood Drive, approximately 300 feet south from the intersection of Hilda Lane, which is known and designated on the Ramapo Tax map as Section 56.11-1-6 in an R-15A zone.
