NOTICE IS HEREBY GIVEN THAT a public hearing will be held  in person and via zoom,by the Zoning Board of Appeals of the Town of Ramapo on Thursday, August 15, 2024 at 7:15 p.m., or as soon thereafter as possible, at Ramapo Town Hall, 237 Route 59, Suffern, New York on the following matters:

Application # 24-062  Moshe Silberman, 14 Elm Street, Spring Valley, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two-family dwelling , which will have less than the required lot area, lot width, front setback, front yard, side setback, rear setback, rear setback to deck and greater than permitted floor area ratio.  The property in question is:  12 Sherman Drive, Spring Valley, New York, located on the south side of Sherman Drive, 0 feet west from the intersection of Northbrook Road, which is known and designated on the Ramapo Tax map as Section 50.15-4-60.1 in an R-15 zone.  

Application # 24-079 Joel Salamon, & Cardinal Lane, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two-family dwelling with one accessory apartment, which will have less than the required lot area, lot width (Hammond Street), front yard & front setback on Old Nyack Turnpike and Dykstra’s Way West, side setback, rear setback, greater than permitted floor area ratio and greater than permitted development coverage. Central, LLC, 35 West Street, Suite 202, Spring Valley, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a three-family dwelling with two accessory apartments (existing), with addition of one accessory apartment, which will have less than the required parking spaces. Application # 24-081 Amrom Weisz, 12 Gwen Lane, Unit 201, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the conversion, maintenance and use of a single-family dwelling to a three-family dwelling with three accessory apartments, which will have less than the required front setback and front yard. A variance will also be required from Section 376-52C, in which a fence or wall more than six (6) feet in height must be setback from the lot line a distance to two-thirds (2/3) its height. The property in question is: 564 West Central Avenue, Monsey, New York, located on the east side of West Central Avenue, approximately, 60 feet east from the intersection of Monsey Boulevard, which is known and designated on the Ramapo Tax map as Section 56.12-2-8 in an R-15C zone. 

Application # 24-082 David Lowy, 13 Andover Road, Spring Valley, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two-family dwelling (townhouse), which will have less than the required lot width, front setback, front yard, side setback, total side setback, rear setback, rear setback to deck, street frontage, greater than permitted floor area ratio and greater than permitted development coverage. The property in question is:  13 Andover Road, Spring Valley, New York, located on the south side of Andover Road, approximately 300 feet northwest from the intersection of Mirror Lake Road, which is known and designated on the Ramapo Tax map as Section 50.19-3-50 in an R-15 zone.
