NOTICE IS HEREBY GIVEN THAT a public hearing will be held, in person, by the Zoning Board of Appeals of the Town of Ramapo on Thursday, August 25, 2022 at 7:15 p.m., or as soon thereafter as possible, at Ramapo Town Hall, 237 Route 59, Suffern, New York on the following matters:

Application # 22-348: David Pilchick, 5 Summit Avenue, Monsey, New York, for variances of the requirements of Section 376-41of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of an addition to a single-family dwelling, which will have less than the required rear setback (deck) and greater than permitted floor area ratio. The property in question is: 5 Summit Avenue, Monsey, New York, located on the west side of Summit Avenue, approximately 90 feet north from the intersection of Miele Road, which is known and designated on the Ramapo Tax map as Section 56.15-3-8 in an R-15A zone.

Application # 22-340:  Yeshiva Katana of Monsey, P.O. Box 709, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of  an extension to existing school, which will have less than the required rear setback and side setback. The property in question is: 88 Grove Street, Monsey, New York, located on the north side of Grove Street, approximately 500 feet west from the intersection of Treetop Lane, which is known and designated on the Ramapo Tax map as Section 56-11-3-4 in an R-15A zone.

Application # 22-341: Yeshiva Shefa Chaim, 104 Highview Road, Monsey, New York, for the variances of the requirements of Section 376-41of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a school with existing single family to remain, which will have less than required lot area, side setback, total side setback, rear setback, rear yard, parking, greater than permitted development coverage, greater than permitted building height and greater than permitted floor area ratio. The property in question is: 104 Highview Road, Monsey, New York, located on the north side of Highview Avenue, approximately 270 feet east from the intersection of Carlton Road, which is designated on the Ramapo Tax Map as Section 49.17-2-69 in an R-35 zone.

Application # 22-342: Twelve Elaine, LLC, 12 Elaine Place, Unit 201, Spring Valley, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a three-family dwelling with three accessory apartments, which will have less than required front yard and front setback on First Street, rear setback and greater than permitted development coverage and greater than permitted floor area ratio.. The property in question is: 114 Decatur Avenue, Spring Valley, New York, located on the east side of Decatur Avenue, 0 feet south from the intersection of First Street, which is designated on the Ramapo Tax Map as Section 57.05-1-47 in an R-15C zone.

Application # 22-343: Shulom Rolnitzky, 106 N. Cole Avenue, Spring Valley, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of an addition to an existing two-family dwelling, which will less than the required front setback, front yard, side setback, total side setback, rear setback, rear setback (deck) and greater than permitted development coverage. The property in question is: 106 N. Cole Avenue, Spring Valley, New York, located on the east side of N. Cole Avenue, approximately 50 feet west from the intersection of First Street, which is designated on the Ramapo Tax Map as Section 57.05-1-73 in an R-15C zone.

Application # 22-344: Deborah Zaks, 28 Gladys Drive, Spring Valley, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two-family dwelling which will have less than the required lot area, lot width, side setback, total side setback, street frontage and greater than permitted floor area ratio. The property in question is: 19 Northbrook Road, Spring Valley, New York, located on the west side of Northbrook Road, approximately 140 feet southwest from the intersection of Inwood Lane, which is designated on the Ramapo Tax Map as Section 50.19-2-33 in an R-15 zone

Application # 22-345: Joseph and Leah Weber, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two-family dwelling which will have less than the required front setback, front yard, side setback, rear setback, rear setback (deck) and greater than permitted floor area ratio. The property in question is: 23 Roberts Road, Monsey, New York, located on the east side of Roberts Road, 0 feet north from the intersection of Johanna Lane, which is designated on the Ramapo Tax Map as Section 56.15-1-12 in an R-15 zone.

Application # 22-346: Menachem and Raizy Markowitz, 7 Boxwood Lane, Monsey, New York, for the variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a single-family dwelling which will have less than the required rear setback, rear setback (deck) and greater than permitted floor area ratio. The property in question is: 2 Garden Circle, Monsey, New York, located on the south side of Garden Circle, 0 feet west from the intersection of Remsen Avenue, which is designated on the Ramapo Tax Map as Section 56.09-2-10.10 in an R-15A zone.

The property in question is: 6 Garden Circle, Monsey, New York, located on the south side of Garden Circle, 100 feet west from the intersection of Remsen Avenue, which is designated on the Ramapo Tax Map as Section 56.09-2-10.9 in an R-15A zone.
