NOTICE IS HEREBY GIVEN THAT a public hearing will be held  in person and via zoom,by the Zoning Board of Appeals of the Town of Ramapo on Tuesday, February 8, 2024, at 7:15 p.m., or as soon thereafter as possible, at Ramapo Town Hall, 237 Route 59, Suffern, New York on the following matters:

Application # 24-006: Harvey Spitz, 36 Briarcliff Drive, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a single-family dwelling which will have less than the required front yard and front setback, rear setback (deck), rear setback and greater than permitted floor area ratio. Application # 24-010 Congregation Chevra Shas Keren Yeshua, 196 Maple Avenue, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a community mikvah, which will have less than required side setback, total side setback, side yard and parking spaces. The property in question is:  196 Maple Avenue, Spring Valley, New York, located on the north side of Maple Avenue, approximately 100 feet east from the intersection of Suzanne Drive, which is known and designated on the Ramapo Tax map as Section 56-08-2-55 in an R-15C zone. 

Application # 24-011 Moshe Cohn, 13 Pine Road, Suffern, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of an addition and pool house to an existing single-family dwelling, which will have less than required total side setback. The property in question is:  13 Pine Road, Suffern, New York, located on the west side of Pine Road, approximately 129 feet south from the intersection of Carlton Road, which is known and designated on the Ramapo Tax map as Section 49.17-2-61 in an R-35 zone.
