NOTICE IS HEREBY GIVEN THAT a public hearing will be held  in person and via zoom,by the Zoning Board of Appeals of the Town of Ramapo on Tuesday, January 25, 2024, at 7:15 p.m., or as soon thereafter as possible, at Ramapo Town Hall, 237 Route 59, Suffern, New York on the following matters:

Application # 23-145: 48 Hickory Estates, LLC, 15 Allan Drive, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a five (5) lot-subdivision, consisting of a single-family dwelling on each lot, which will have less than the required lot area, lot width, total side setback, street frontage and greater than permitted floor area ratio on each lot (1-5). The property in question is: 46-48 West Hickory Street, Spring Valley, , New York, located on the south side of West Hickory Street, approximately 49 feet east from the intersection of Brook Street, which is known and designated on the Ramapo Tax map as Section 50.13-5-53 & 50.13-5-54 in an R-15 zone.

Application # 24-002: 67 Babcock Lane, LLC, 1545 Route 202, Suite 101, Pomona, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a single-family dwelling (existing), with addition, which will have less than required front setback, front yard and side setback. The property in question is: 67 Babcock Lane, Suffern, New York, located on the north side of Babcock Lane, approximately 470 feet west from the intersection of Ladentown Road, which is known and designated on the Ramapo Tax map as Section 32.15-2-10 in an R-40 zone.

Suite 568, Brooklyn, New York, for variances of the requirements of Sections 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two-family dwelling with one accessory apartment, which will have less than required lot width, lot area, side setback, total side setback street frontage, greater than permitted development coverage and greater than permitted floor area ratio. The property in question is: 12 Summit Avenue, Monsey, New York, located on the east side of Summit Avenue, approximately 75 feet north from the intersection of Fred Eller Drive, which is known and designated on the Ramapo Tax map as Section 56.15-3-42.3 in an R-15A zone. 

Application # 24-004: Kyra Saulinier, 6 Dogwood Place, Pomona, New York, for variances of the requirements of Sections 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a single-family dwelling (existing) with proposed addition of art studio, which will have less than required side setback. The property in question is: 6 Dogwood Place, Pomona, New York, located on the north side of Dogwood Place, 0 feet from the intersection of Twin Pine Drive, which is known and designated on the Ramapo Tax map as Section 33.11-1-24 in an RR-80- zone. 

Application # 24-005: Fountainview at College Road, 2000 Fountainview Drive, Monsey, New York, for variances of the requirements of Sections 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a nursing facility, which will have less than required front setback, front yard, side setback, side yard, rear yard, street frontage, rear setback, greater than permitted development coverage, greater than permitted building height and greater than permitted floor area ratio. A variance will be required from Section 280A, lot does not have required frontage on a public road. A variance will also be required from Section 376-52C, retaining wall greater than six (6) feet in height. The property in question is: 11 College Road, Monsey, New York, located on the west side of College Road, approximately 920 feet south from the intersection of Olympia Lane, which is known and designated on the Ramapo Tax map as Section 56.09-1.4.2 in an RSH zone.
