Application # 24-095: Yeshiva Birchas Hatorah: 40 and 42 Sky Meadow Road, Suffern, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the conversion, maintenance and use of an existing one story dwelling with a basement to be converted to a school, which will have less than the required lot area, lot width, front yard, street frontage, greater than permitted floor area ratio and greater than permitted development coverage. A variance will be required from Section 376-61 B, an inner court shall be at least 50 feet in the least horizontal dimension, with two open and unobstructed passageways, each at least 14 feet high and 12 feet wide, to permit emergency access equipment. A variance will also be required from Section 376-52C, in which a fence or wall more than six (6) feet in height must be setback from the lot line a distance to two-thirds (2/3) its height. The Negative Declaration was adopted by the Planning Board on May 30, 2023. The property in question is: 24 Briarcliff Drive, Monsey, New York, located on the south side of Route Briarcliff Drive, approximately 540 feet west from the intersection of Hilltop Lane, which is known and designated on the Ramapo Tax map as Section 56.07-3-75 in an R-15 zone. 

Application # 24-098: 3 Greene Road, LLC, 1170 Route 17 M, Suite 1, Chester, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two-family dwelling, which will less than required lot area, lot width, front setback front yard, side setback, total side setback, rear setback, street frontage, greater than permitted floor area ratio and greater than permitted development coverage. The property in question is: 3 Greene Road, Spring Valley, New York, located on the east side of Greene Road, approximately 200 feet north from the intersection of Eckerson Road, which is known and designated on the Ramapo Tax map as Section 50.15-4-39 in an R-15 zone. 

Application # 24-101: Lane Gardens, LLC, 35 West Street, Suite 202,
Spring Valley, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a three lot subdivision, consisting of a two family dwelling with two accessory apartments, semi-attached on lot #1 and lot #2 and a three family dwelling with three accessory apartments on lot #3, which will less than required lot area, lot width, front setback and front yard, side setback, total side setback, rear setback and greater than permitted development coverage on lot #1. Lot #2 will have less than the required lot area, front setback, front yard, rear setback, rear setback to deck, street frontage and greater than permitted development coverage. Lot #1 and lot # 2 will also require a variance from Section 280A, in that the lots do not have required frontage on a public road. Lot #3 will have less than the required lot width, front setback, front yard, rear setback, rear setback to deck, street frontage and greater than permitted development coverage. Lot #1, lot #2 and lot #3 will required a variance from Section 376-52C, in that a fence or wall more than six (6) feet in height must be setback from the lot line a distance of two-thirds (2/3) its height. The property in question is: 20 Lane Street, Monsey, New York, located on the north side of Lane Street, approximately 160 feet east from the intersection of Saddle River Road, which is known and designated on the Ramapo Tax map as Section 56.11-2-81 in an R-15C zone. 

Application # 24-102: HiRise Developers, Inc, 6 Melnick Drive, Unit 205, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two-family dwelling, which will less than required front setback front yard, side yard, rear setback, greater than permitted floor area ratio and greater than permitted development coverage. The property in question is: 21 Andover Road, Spring Valley, New York, located on the south side of Andover Road, approximately 200 feet northeast from the intersection of Merrick Lane, which is known and designated on the Ramapo Tax map as Section 50.19-3-54 in an R-15 zone. 

Application # 24-099: 30 Northbrook, LLC, 73 Blauvelt Road, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two-family dwelling, which will less than required lot area, lot width, front setback front yard, side setback, total side setback, rear setback, street frontage, greater than permitted floor area ratio and greater than permitted development coverage. The property in question is: 30 Northbrook Road, Spring Valley, New York, located on the east side of Northbrook Road, approximately 200 feet north from the intersection of Mirror Lake Road, which is known and designated on the Ramapo Tax map as Section 50.19-2-22 in an R-15 zone. 

Application # 24-100: Menachem Davidson, 584 Chestnut Ridge Road, Spring Valley, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a three-family dwelling with three accessory apartments, which will less than required rear setback and greater than permitted floor area ratio. The property in question is: 22 Manor Drive, Monsey, New York, located on the south side of Manor Drive, 0 feet west from the intersection of Blauvelt Road, which is known and designated on the Ramapo Tax map as Section 49.19-5-44 in an R-15C zone. 

Application # 24-113: Yitzchok Hirschfeld, 15 Dover Terrace, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two-family dwelling, which will less than required street frontage and lot width.
