NOTICE IS HEREBY GIVEN THAT a public hearing will be held  in person and via zoom,by the Zoning Board of Appeals of the Town of Ramapo on Thursday, January 16, 2025, at 7:15 p.m., or as soon thereafter as possible, at Ramapo Town Hall, 237 Route 59, Suffern, New York on the following matters:

Application # 24-106: Shaar Ephraim, 41 Vincent Road, Spring Valley, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two family dwelling with two car garage (existing) with addition of two units and one accessory apartment, which will consist of a three family dwelling and two accessory apartments with five parking spaces, which will have less than the required rear setback and greater than permitted development coverage. A variance will also be required from Section 376-52, in which parking is not permitted within any yard and not within the required front setback. Application # 24-127: Congregation Ramapo Cheder, Inc., 667 New Hempstead Road, Spring Valley, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a school of religious instruction, which will have greater than permitted development coverage. The property in question is: 163 West Maple Avenue, Monsey, New York, located on the west side of West Maple Avenue, approximately 400 feet north from the intersection of Smolley Drive, which is known and designated on the Ramapo Tax map as Section 49.14-1-21 in an R-40 zone. 

Application # 24-128: Mayer Weber, 15 Perlman Drive, Spring Valley, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a three-family dwelling with three accessory apartments, which will less than required rear setback, rear setback to deck, lot area, lot width and greater than permitted development coverage. The property in question is: 211 Remsen Avenue, Monsey, New York, located on the west side of Remsen Avenue, approximately 450 feet south from the intersection of Dolson Road, which is known and designated on the Ramapo Tax map as Section 56.06-3-43 in an R-15A zone. 

Application # 24-129: Weiss ME Legacy Trust, 24 West Maple Avenue, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two-family dwelling with one accessory apartment, which will less than required lot area, lot width, side setback, total side setback, street frontage, greater than permitted development coverage and greater than permitted floor area ratio.The property in question is: 24 West Maple Avene, Monsey, New York, located on the north side of West Maple Avenue, approximately 120 feet south from the intersection of Saddle River Road, which is known and designated on the Ramapo Tax map as Section 56.07-4-25 in an R-15A zone. 

Application # 24-130: 1 Hopal LN, LLC, 8 Merrick Drive, Spring Valley, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a three-family dwelling with three accessory apartments, which will less than the required front yard and front setback on Hopal Lane and greater than permitted floor area ratio. The property in question is: 1 Hopal Lane, Monsey, New York, located on the south side of Hopal Lane, 0 feet west from the intersection of Blauvelt Road, which is known and designated on the Ramapo Tax map as Section 56.07-4-33 in an R-15C zone. 

Application # 24-131: 158 & 160 Eckerson, LLC, 13 Vincent Road, Spring Valley, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two-family dwelling, which will less than required front setback, front yard, side setback, total side setback, rear setback, greater than permitted floor area ratio and greater than permitted development coverage. The property in question is: 162 West Eckerson Road, Spring Valley, New York, located on the south side of West Eckerson Road, approximately 114 feet east from the intersection of Union Road, which is known and designated on the Ramapo Tax map as Section 50.13-3-35.3 in an R-15 zone.

The property in question is: 170 West Eckerson Road, Spring Valley, New York, located on the south side of West Eckerson Road, approximately 114 feet east from the intersection of Union Road, which is known and designated on the Ramapo Tax map as Section 50.13-3-35.1 in an R-15 zone. 

Application # 24-135: Eazy Associates, LLC, C/O Frieder, 250 North Pascack Road, Spring Valley, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two lot subdivision, consisting of a single-family dwelling on each lot, which will less than required lot area, front setback, front yard, side setback, rear setback and greater than permitted floor area ratio, on each lot. A variance will be required for street frontage on lot #1 and a variance will also be required from Section 280A, in that lot #2 does not have the required frontage on a public road. The property in question is: 250 North Pascack Road, Spring Valley, New York, located on the east side of North Pascack Road, approximately 130 feet south from the intersection of Hickory Street, which is known and designated on the Ramapo Tax map as Section 50.15-4-62 in an R-15 zone.
