Planning Board Meeting - IN-PERSON ONLY!!!

NOTICE IS HEREBY GIVEN THAT the Planning Board of the Town of Ramapo will hold a meeting at Ramapo Town Hall, 237 Route 59, Suffern, NY on Tuesday, January 28, 2025 at 7:30pm.

Planning Board members will attend in-person. Until further notice, applicants, their representatives, and interested members of the public must also attend the meeting in-person.  Written comment on matters on the agenda for a public hearing may be submitted to the Planning Board Secretary by mail or email, but must be received no later than 4:00 PM on the date of the hearing.  The Planning Board will open public hearings on the following application(s) at 7:30 pm, or as soon thereafter as the matter can be heard, for the purpose of allowing the public to be heard on those matters, and the hearing may thereafter be closed or continued. Links to files containing the application and supporting documents are available on the Town website using the meeting agenda posted on the Town website. The application file is also available for review in the Building Department at Town Hall during normal business hours.

  1. Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA), final site plan, with respect to an application of 2 Miele LLC, 2 Miele Lane, Monsey, NY 10952, for approval of a site development plan entitled “2 Miele Rd.”, proposing two curb cuts. The property in question is located at 2 Miele Road, Monsey, NY on the north side of Miele Road, approximately 121 feet west of Saddle River Road, which is known and designated on the Ramapo Tax Map as Section, Block, Lot 56.15-3-29 and is located in an R-15A Zone.  Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.
  1. Re-Affirm prior Type 1 SEQRA Negative Declaration of February 22, 2022. Application of Congregation Mercaz Hatorah of Belle Harbor, 505 Beach 129th Street, Rockaway Park, NY 11694 for Amended Final Site Plan approval of a site development plan entitled “Mercaz Hatorah Belle Harbor”, proposing phased construction and amended site plan for the previously approved school and dormitory on the 3.8836-acre site. The property is located at 26, 28 & 30 Marietta Drive and 33 Gessner Terrace, Pomona, New York on the west Side of Gessner Terrace approximately 689 feet north of Leador Lane, is designated on the Ramapo Tax Map as Section, Block, Lot 33.19-3-37, and is located in a R-35 Zone.Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.
  1. Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA) and Sketch Plat with respect to an application of HiRise Developers Inc., 584 Chestnut Ridge Road, Spring Valley, NY 10977, for approval of a subdivision plan entitled “137 S. Central Avenue”, proposing to subdivide 0.411-acres into two-lots, with existing single family to remain on one lot and a new single family on the second lot. The property in question is located at 137 S. Central Avenue, Spring Valley, NY 10977 on the north side of Noyes Avenue, approximately 685 feet east of Fairview Avenue, which is known and designated on the Ramapo Tax Map as Section, Block, Lots 57.18-2-26 and is located in an R-15 Zone. The Planning Board classified the proposed action as an Unlisted SEQRA Action on November 26, 2024, and a coordinated review was initiated on December 13, 2024.  Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.
  1. Application of Congregation Zichren Yehuda, 89 N. Cole #111, Spring Valley, NY 10977, for Final Site Plan approval of a site Development plan entitled “68 Decatur Avenue”, proposing a 3,145sf addition to the existing single-family dwelling and conversion to a local House of Worship on the 0.287-acre site. A new enlarged parking area is also proposed. The property in question is located at 68 Decatur Avenue, Spring Valley, NY on the East side of Decatur Avenue, approximately 125 feet North of Stephen Place, which is known and designated on the Ramapo Tax Map as Section, Block, Lot 57.05-2-47 and is located in an R-15C Zone. On July 30, 2024, the Planning Board classified the proposed action as an Unlisted SEQRA Action, determined that preparation of an environmental impact statement was not required, and that a SEQRA negative declaration would be issued.
