NOTICE IS HEREBY GIVEN THAT a public hearing will be held  in person and via zoom,by the Zoning Board of Appeals of the Town of Ramapo on Thursday, January 23, 2025, at 7:15 p.m., or as soon thereafter as possible, at Ramapo Town Hall, 237 Route 59, Suffern, New York on the following matters:

Cole Court, Spring Valley, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two family dwelling, which will have less than the required lot area, lot width, front setback, front yard, side setback, total side setback, rear setback, street frontage, rear setback to deck, greater than permitted development coverage and greater than permitted floor area ratio. The property in question is: 63 South Cole Court, Spring Valley, New York, located on the west side of South Cole Court, approximately 374 feet south from the intersection of Park Avenue, which are known and designated on the Ramapo Tax map as Section 57.13-1-15 in an R-15 zone. 

Application # 24-136: Rabbi Hanoch Teietelbaum, 93-95 Dykstras Way East, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of an addition to a house of worship, which will less than the required front setback and front yard on Dykstra’s Way, front yard on Hungry Hollow Road, rear setback, rear yard, greater than permitted development coverage and greater than permitted floor area ratio. The property in question is: 93-95 Dykstras Way East, Monsey, New York, located on the east side of Dykstras Way East, approximately 18 feet south from the intersection of Old Nyack Turnpike, which is known and designated on the Ramapo Tax map as Section 56.20-3-44 in an R-15A zone. 

Application # 24-137: Yisroel Rosenberg, 8 Manor Drive, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two-family dwelling with one accessory apartment, (under construction), which will have greater than permitted building height, height to eaves and greater than permitted floor area ratio. The property in question is: 8 Manor Drive, Monsey, New York, located on the west side of Manor Drive, approximately 406 feet west from the intersection of Blauvelt Road, which is known and designated on the Ramapo Tax map as Section 49.19-5-54 in an R-15A zone. 

Application # 24-138: Midwest 32, LLC, c/o Frieder, P.O. Box 1308, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two lot subdivision with a single family dwelling on each lot, which will have less than required lot area on lot # 1 and lot #2 and less than required rear setback on lot #1. A variance will also be required from Section 280a, in that lot #2 does not have the required frontage on a public road. The property in question is: 12 Buena Vista Avenue, Spring Valley, New York, located on the east side of Buena Vista Avenue, approximately 250 feet south from the intersection of Eckerson Road, which is known and designated on the Ramapo Tax map as Section 50.14-2-71 in an R-15 zone.
