NOTICE IS HEREBY GIVEN THAT a public hearing will be held in person,by the Zoning Board of Appeals of the Town of Ramapo on Thursday, April 24, 2025, at 7:15 p.m., or as soon thereafter as possible, at Ramapo Town Hall, 237 Route 59, Suffern, New York on the following matters:
Application # 25-175: Shimshon Rosenberg, 5 Greene Road, Spring Valley, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use ofa two family dwelling, which will have less than the required lot area, lot width, front setback, front yard, side setback, total side setback, rear setback, street frontageand greater than permitted development coverage and floor area ratio. The existing structure on the lot will be demolished. The property in question is: 5 Greene Road, Spring Valley, New York, located on the east side of Greene Road, approximately 300 feet south from the intersection of East Eckerson Road, which is known and designated on the Ramapo Tax map as Section 50.15-4-38 in an R-15 zone.

Application # 25-182: Shulamis Goldy Levy, 1 Ellish Parkway, Spring Valley, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use ofa three family dwelling with three accessory apartments, which will have less than the required front setback on Maple Avenue, front yard on Maple Avenue and front yard on Ellish Parkway. The existing structure on the lot will remain. The property in question is: 1 Ellish Parkway, Spring Valley, New York, located on the east side of Ellish Parkway, approximately 0 feet north from the intersection of Maple Avenue, which is known and designated on the Ramapo Tax map as Section 57.05-1-10 in an R-15C zone.
Application # 25-184: Congregation Bobov Community of Rockland County, 80 Grove Street, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit maintenance and use of a vacant lot as a buffer to the existing school, which will have less than the required street frontage on lots 2 & 3 and less than the required lot area on lot 2. A variance will be required from Section 280a for lots 2 & 3 in that there is no street frontage on a public road. The Town of Ramapo Planning Board issued a Negative Declaration for the project pursuant to the State Environmental Quality Review Act (SEQRA) for the Type 1 Action on January 28, 2025.
