NOTICE IS HEREBY GIVEN THAT a public hearing will be held in person,by the Zoning Board of Appeals of the Town of Ramapo on Thursday, February 20, 2025, at 7:15 p.m., or as soon thereafter as possible, at Ramapo Town Hall, 237 Route 59, Suffern, New York on the following matters:
Application # 24-148: Helene and Irrmann Bousbib, 5 Jay Court, Monsey, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of an addition to a single family dwelling, which will have less than required side setback, total side setback, rear setback, greater than permitted floor area ratio and greater than permitted development coverage. The property in question is: 5 Jay Court, Monsey, New York, located on the south side of Jay Court, approximately 420 feet east from the intersection of Lyncrest Drive, which is known and designated on the Ramapo Tax map as Section 49.06-2-36 in an R-25 zone.

Lot #1 will have less than the required lot area and lot #2 will have less than the required lot area, street frontage and front setback. A variance will also be required from Section 376-280(a), on lot #2, in that the lot does not have the required frontage on a public road. The property in question is: 3 Heights Road, Suffern, New York, located on the east side of Heights Road, approximately 140 feet east from the intersection of Stemmer Lane, which is known and designated on the Ramapo Tax map as Section 56.05-1-52 in an R-25 zone.
Application # 25-152: Benjamin Israel, 5 Heights Road, Suffern, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two-lot subdivision, consisting of a single-family dwelling on each lot. Application # 25-153: Weber Capital, LLC, 15 Perlman Drive, Spring Valley, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a two-family dwelling, which will have greater than permitted floor area ratio. The property in question is: 5 Mirror Lake Road, Monsey, New York, located on the south side of Mirror Lake Road, approximately 115 feet west from the intersection of Andover Road, which is known and designated on the Ramapo Tax map as Section 50.19-3-22 in an R-15 zone.
Application # 25-154: Maplewood Meadows, 1 Executive Boulevard, Suffern, New York, for variances of the requirements of Section 376-41 of the Zoning Law of the Town of Ramapo to permit the construction, maintenance and use of a four-story apartment building consisting of twenty-eight (28) units, which will have less than the required lot width, side setback to parking, total side setback to parking, rear yard to parking, side yard to parking. A variance will be required from Section 376-52C, in which a fence or wall more than six (6) feet in height must be setback from the lot line a distance to two-thirds (2/3) its height. A variance will also be required from Section 376-61A, in that the outer court shall be twenty (20) feet wide, as wide or as high as its depth or its height or wall adjoining said court. The property in question is: 16 West Maple Avenue, Monsey, New York, and 1 Maple wood Lane, Monsey, New York, located on the north side of West Maple Avenue, approximately 65 feet west from the intersection of Elyon Road, which is known and designated on the Ramapo Tax map as Section 56.07-4-22 & 56.07-4-29 in an R-15C zone.
