NOTICE IS HEREBY GIVEN THAT the Planning Board of the Town of Ramapo will hold a meeting at Ramapo Town Hall, 237 Route 59, Suffern, NY on Tuesday, March 11, 2025 at 7:30pm.
Planning Board members will attend in-person. Until further notice, applicants, their representatives, and interested members of the public must also attend the meeting in-person. Written comment on matters on the agenda for a public hearing may be submitted to the Planning Board Secretary by mail or email, but must be received no later than 4:00 PM on the date of the hearing. The Planning Board will open public hearings on the following application(s) at 7:30 pm, or as soon thereafter as the matter can be heard, for the purpose of allowing the public to be heard on those matters, and the hearing may thereafter be closed or continued. Links to files containing the application and supporting documents are available on the Town website using the meeting agenda posted on the Town website. The application file is also available for review in the Building Department at Town Hall during normal business hours.
1. Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA) and Sketch Plat Approval, with respect to an application of Congregation Bobov Community of Rockland County, 80 Grove Street, Monsey, NY 10952, for approval of a subdivision plan entitled “Grove Street Subdivision”, proposing to subdivide 14.37-acres into three lots, creating a buffer between the existing school and dormitory at 80 Grove Street and this application, which currently consists of an assisted living facility. The property in question is located at 50 N. Saddle River Road, Monsey, NY on the north side of Grove Street, approximately 0 feet west of Saddle River Road, which is known and designated on the Ramapo Tax Map as Section, Block, Lot 56.11-3-9 and is located in an R-15A Zone. The Planning Board classified the proposed action as a Type 1 SEQRA Action on January 28, 2025, and a coordinated review was initiated on January 29, 2025. Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of
6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.
2. Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA) and Sketch Plat Approval, with respect to an application of HiRise Developers, Inc., 6 Melnick Ridge, Unit 205, Monsey, NY 10952, for approval of a subdivision plan entitled “6 Andover Road”, proposing to subdivide 0.57-acres lot into two-lots, proposing a single family dwelling on each new lot. The existing residence and driveway will be removed. The property in question is located at 6 Andover Road, Spring Valley, NY on the north side of Andover Road, approximately 325 feet north of Hedgerow Lane, which is known and designated on the Ramapo Tax Map as Section, Block, Lot 50.19-3-73 and is located in an R-15 Zone. The Planning Board classified the proposed action as an Unlisted SEQRA Action on January 14, 2025, and a coordinated review was initiated on January 15, 2025. Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.
3. Application of 8 Edison Ct LLC, 5314 16th Ave, Ste. 265, Brooklyn, NY 11204, for Final Site Plan approval of a site development plan entitled “8 Edison Court”, proposing a local house of worship with a Rabbi’s residence on the 0.64-acre site. 0.51-acres of the site is located in the Town of Ramapo and the remaining 0.13-acres is located in the Village of Spring Valley, where parking is proposed for this site and approvals will need to be obtained from that Board. The property in question is located at 8 Edison Court, Monsey, New York on the north side of Edison Court, approximately 266 feet east of NYS Route 306, which is known and designated on the Ramapo Tax Map as Section, Block, Lot 49.16-1-31 and is located in an R-25 Zone. On September 10, 2024, the Planning Board classified the proposed action as an Unlisted SEQRA Action, determined that preparation of an environmental impact statement was not required, and that a SEQRA negative declaration would be issued.
4. Application of Mishkenos Avraham Chaim LLC, 212 Hewes St, Brooklyn, NY 11211, for Final Subdivision approval of a subdivision plan entitled “13 Cedar Lane”, proposing to subdivide 0.415-acres into two lots and construct a two-family dwelling with two accessory apartments on each lot. The property in question is located at 13 Cedar Lane, Monsey, NY on the south side of Cedar Lane approximately 665 feet west of Blauvelt Road, is designated on the Ramapo Tax Map as Section, Block, Lot 49.19-6-11, and is located in a R-15C Zone. On September 24, 2024, the Planning Board classified the proposed action as an Unlisted SEQRA Action, determined that preparation of an environmental impact statement was not required, and that a SEQRA negative declaration would be issued.
5. Determination of potential environmental impacts pursuant to 6 NYCRR Part 617 State Environmental Quality Review Act (SEQRA), special use permit and final site plan, with respect to an application of Camp Ramaquois, 30 Mountain Road, Pomona, NY 10970, for approval of a site development plan entitled “Proposed Covered Turf Pavilion”, proposing to resurface an existing soccer field with turf and construct a 120’ by 205’ covered pavilion with an eave height of 20 feet on the 38.59-acre site, 17.30-acres within Ramapo. The property in question is located at 21 Ladentown Road, Pomona on the east side of Mountain Road, approximately 160 feet North of Mountain Road, which is known and designated on the Ramapo Tax Map as Section, Block, Lot 24.19-1- 4 and is located in an R-40 Zone. The Planning Board classified the proposed action as an Unlisted SEQRA Action on December 17, 2024, and a coordinated review was initiated on December 19, 2024. Please take notice that this Public Hearing is not a “SEQR Hearing” within the meaning of 6 NYCRR Part 617, although the Board will accept public comment at this Hearing from interested members of the public and involved/interested agencies.
